Terms and Conditions

 

The accommodation is all bookable on a weekly basis from Saturday for Casa Fatima and Casa Manama, Sunday for Casa Alta Vista and Thursday for Quinta Pequena and Casa Boudeia.The Apartments may be bookable any day, however the main change over day through the peak of the season will be Saturday.The Villa/Apartment is available from 2 p.m. on the day of occupation and we ask that people vacate the Villa/Apartment by 10 a.m. on the last day of let (although it might be necessary for the Housekeeping Staff to be in there from 8 a.m.). These changeover days may be varied according to the availability.

Reservations can be made by telephoning:-

A deposit of 10% is required to confirm your booking plus a further 30% within the next 2 weeks after confirmation. The outstanding amount is payable two months from the start of your holiday. If your booking is less than two months before your holiday, then the full amount is required to confirm your booking. Failure to pay in full by the 2 month deadline will result in the cancellation of your booking with no refund of the 40% deposit.

The villa is booked by you for the stated number of people and any persons above that number will be charged the same rate as other occupants according to the season.

This does not apply to infants in cots for whom we can provide cots at a rate of £15 (€24.60) per/week, payable with your booking fee. A high chair and a playpen are also available for advanced booking at £5 (€8.20) each per/week.

The charges for the villa rental are as stated on our price list and this includes water, gas and a once weekly maid service, which includes cleaning the villa and a change of linen and towels after 1 week. (The maid service does not include filling and emptying the dishwasher).

The Villa/Apartments must be left in the same condition as they were found. Failure to do so resulting in extra cleaning or replacment or repair of broken items will be charged additionally and deducted from your deposit.

If you require Additional cleaning this can be arranged with the on-site manager at an extra charge of €10 per/hour.

A deposit of £300.00 (€492)is required when you pay the rental of the Villa/Apartment. This is refundable less the charges for telephone, electricity and breakages. The balance of your deposit will be returned 4 - 8 weeks after your arrival home. (hot water is provided by solar heating, but all the water in the villas is pumped by electrical pumps). Electricity will be charged at local rate according to the meter readings on entry and exit (18 Euro cents per/unit). An electricity charge may not be required in the Apartments please check with us before booking.

A mobile telephone is available for your use ( at some of the accomodation should you require it, please check with us for details) at £6 (€10) per week, the creidit readings will be checked and the bill settled from your deposit or on site for cash if you wish. This does not apply to Jardins do Golfe where a landline is available and calls made will metered and the account settled upon departure.

No liability is accepted for any loss or damage to personal property, or injury while on the rented premises and we advise that you take out holiday insurance at the time of booking your flight.

We reserve the right to cancel your holiday due to circumstances beyond our control eg. Earthquakes, fire, floods etc If such circumstances do occur you will be fully reimbursed.

A list of telephone numbers for emergency is provided at the Villa/Apartment.

We do our utmost to maintain the Villa/Apartments in the best possible condition and we ask you to help us in doing this by reporting breakages or faults at the earliest possible opportunity. We are not liable should any breakdown of services and equipment occur during your stay, but will however do our utmost to restore the service as quickly as is possible.

Bed linen and towels are provided, but please bring towels for out door use as these are not supplied by us.
